摘要

作为一项高投入、高风险和高成本的投资项目,商业地产需要非常强的综合性、专

业性和技术性要求。在初期,学术中的房地产简单的被认为是住宅地产,随着经济的不

断提升,房地产市场被细分为住宅地产和商业地产两块,其中商业地产的相关理论并不

是很成熟。现阶段,我国正在大力发展商业地产,如果稍有差池有可能会导致整个项目

投资的失败,所以说,对商业地产的深入研究具有相当重要的现实意义。

本文基于当前上海市商业地产市场的大环境,从商业地产的相关概念入手,逐点对

商业地产的特点、商业地产投资存在的潜在风险等进行了分析,最后总结出商业地产投

资的风险因素;其次,本文阐述了风险决策的现实意义以及风险研究的长期性,分析了

上海市商业地产未来投资风险研究的趋势和方向;最后,本文在相关理论的基础上,从

促进商业地产健康发展的实际意义角度出发,建立商业地产风险管理的理论体系。

Research of Shanghai commercial real estate investment risk management

strategy

Abstract

As a high input, high risks and high costs of investment projects,commercial real estate

requires a very strong comprehensive,professional and technical requirements. In the early

days of the academic estate is considered to be a simple residential real estate, with the

continuous improvement of the economy, the real estate market is subdivided into two

residential real estate and commercial real estate, commercial real estate in which the theory is

not very mature. At this stage, China is to develop commercial real estate,if the slightest

mistake may lead to failure of the entire project investment, so that the in-depth study of the

commercial real estate has a very important practical significance.

Based on the current environment of Shanghai, the commercial real estate market,

commercial real estate related concepts from the start, point by point on the characteristics of

commercial real estate, commercial real estate investment in the presence of potential risks

were analyzed and, finally, the risk factors for commercial real estate investments; Secondly,

the paper describes the risks and long-term decision-making significance of risk research,

analyzes, Shanghai commercial real estate trends and directions of future research investment

risks; Finally, on the basis of relevant theories,from the promotion of the healthy

development of the real estate business sense point of view, the establishment of the

theoretical system of commercial real estate risk management.
