摘 要
物流业是国民经济的重要组成部分，是支撑商贸流通业和现代制造业发展
的基础型产业，现阶段物流业发展水平的高低已经成为衡量一个国家和地区综
合核心竞争能力的重要指标。论文通过对国内物流园区个案——海西龙门物流
园区产业集聚建设现状和发展规划的研究，对今后物流园区专业化、集聚化发
展提供新对策和思路

论文运用了文献、实地调研、定量与定性等研究方法，从国内外物流园区
产业集聚实践动态入手，吸取国内外成功物流园区发展经验，同时与海西龙门
物流园区产业集聚现状进行对比，分析得出目前海西龙门物流园区在产业集聚
方面主要存在内外两方面问题。外部问题表现在土地资源稀缺，征地成本不断
攀升以及宣传力度不足，缺少品牌效应；内部问题主要表现在管理机构级别低，
体制不顺，难以协调以及园区产业发展定位不清晰、规划缺乏长远考虑，难以
适应周边环境的不断调整等方面

此外，还通过和周边园区的绩效对比，找出海西龙门物流园区与其他典型
园区的差异性，就如何发挥海西龙门物流园区产业集聚效应，解决当前园区发
展过程中遇到的诸如资金、土地、规划等瓶颈，将产业触角往周边区域延伸，
形成区域产业凝聚力进行了深入研究，提出了更加切实有效的园区产业集聚策
略。一是加强组织领导，提升园区管理机构级别；二是与时俱进，明确产业发
展定位；三是纵深方向拓宽物流园区发展布局；四是实施专业化、规模化的品
牌战略；五是软硬环境着手，继续筑巢引凤

Abstract：
The logistics industry is an important component of the national economy, is to
support the development of commercial circulation and the foundation of modern
manufacturing industry, now the level of development of the logistics industry has
become an important indicator of the level of national and regional comprehensive
core competitive strength. By studying the Present situation and development plan of
Haixi Longmen Logistics Park’s industrial agglomeration, this paper offer new
strategies and ideas for the Specialization and agglomeration of the logistics park.
Using the methods of literature, field research, quantitative and qualitative
research, this paper juxtapose the development experience of domestic and abroad
successful logistics park and he current Haixi of Longmen Logistics Park from
industrial agglomeration dynamic practice. The problems of Haixi Longmen Logistics
Park’s industrial agglomeration include internal and external problems. The external
problems are the scarcity of land resources, land acquisition costs continue to rise and
the lack of publicity, lack of brand effect; internal problems are mainly low level in
management mechanism, system is not smooth, difficult to coordinate and industrial
development orientation is not clear, lack long-term planning considerations, difficult
to adapt to the surrounding environment of continuous adjustment.
In addition, by comparing with the park around, find out the differences between
Haixi Longmen Logistics Park and other typical park. The paper offer more effective
strategies for how to play the effect of Haixi Longmen Logistics Park’s industrial
agglomeration, problems of capital, land, planning, developing to the surrounding
region and agglomeration. Firstly, to strengthen the organizational leadership and
improve the management of the park; Secondly, to keep pace with the times and clear
location; Thirdly, to depth development layout of logistics park; Fourthly, to carry out
specialized, large-scale brand strategy; Fifthly, to develop soft and hard environment
and continue to building a nest to attract the phoenix.
